My house isn't selling, should I reduce the price?

If your home is on the market and just not selling, dropping the price is not always the answer…The right advice and marketing, at the right time, can make all the difference.   

Living in Cobham and the beautiful surrounding villages is where many aspire to be.  As someone looking to sell their home this is great as it ticks so many peoples ‘Location Location Location’ box! What this also brings is competition!  

So, before you jump in to reduce the price of your property there are various factors to first consider when reviewing your home selling strategy…  

Presentation - First of all, it is important to look at how your home is presented.  Are you happy with the way your home looks in your marketing? Looking at it objectively would you be enticed to view your property based on the marketing available or do you think it could be improved?  Often the answer is yes, it could be improved but I’m not entirely sure how.  Looking for inspiration from home magazines and also on property portals such as Rightmove can give you some great ideas that you could implement in your on home and at not much cost.

Styling – We are all individual, with individual taste.  This is an important consideration when looking at how your home is presented and thereby what is reflected in the photography.  If you do need to look at making changes, but not too sure where to start there is also the option of using a home stylist for advice, who can give you some great tips and often with just a few quite simple changes make all the difference to the way a room and your home is presented.  

Photography ­– there really is a broad range when it comes to quality of photography used in estate agency and this can make all the difference… from some of the worst offenders, who have tried to get a whole room in an image, thereby changing the proportions leading to disappointed viewers, to those who go for the more point and shoot, not achieving the best for each room.  Look out for estate agents who really seem to use the best photographers as this will help when potential buyers are skimming through Rightmove for their next home.

Marketing – Does your marketing give potential buyers the wow factor...? Marketing comes in all shapes and sizes and at brix we are firm believers in beautiful, bespoke marketing to give our clients home its best chance of attracting a buyer, a key part of which should be a stunning brochure which should evoke the lifestyle as well as beautiful images of the house and gardens.

Feedback – Taking all of these points into consideration, an additional but very important point is how straight talking your agent is being with you with regard to feedback from viewings.  Ideally your agent would have worked with you to get your home presented to the best of its ability, but it could be that certain areas, which could easily be addressed, are putting potential buyers off.
